How do you calculate DSCR?
DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance, and HOA). A DSCR of 1.0 means rent exactly covers the payment.
What is a good DSCR for a loan?
A DSCR of 1.0+ is positive cash flow; 1.20+ is strong. Qualr Capital funds ratios as low as 0.50, with interest-only options to improve coverage.
